Very little context I’m afraid. This is from the title of a table from a single slide in a presentation. I believe it refers to the use of buildings (dwellings, hotel/rest., tertiary industries) in a specific area of the city. The context is:

"SOSTRES I USOS DE SOSTRES"
terciari (600.000 m2)
habitatge (800.000 m2)
hoteler (100.000 m2)

Should "sostres" be translated as “building”, “housing”, “land”...

Literally, it means the space under a roof, regardless of the number of floors a building may have. Barcelona urban planners began to use this term in the late '90s in reference to the Diagonal Mar and 22@ plans, establishing the requirement that for every Xm2 of land space for offices there had to be Xm2 of land space for dwellings, and Xm2 of land space for parks.
There being no exact translation, that's the way I have always translated it for both the Ajuntament and the Diputació (no complaints yet!).

Sostre is NOT the same as surface area or square footage, which indicates the usable space inside a building. For instance, a building may have a surface area of 10,000 square meters yet only have 200 square meters of \"sostre\". This means that the building would be 50 stories high (50 x 200) but occupy only 200 square meters of land space.

Not sure at all, but from Martin's explanation this is what I would say. I don't know whether there is a coined term for this.

disagree Martin Perazzo : The surface area includes ALL floors on a building, while the "sostre" only includes the surface area of the land covered by the building. That is, a building can have a surface area of 10,000 sq. m., but the "sostre" can be only 200 sq. m.

Buildable land is perhaps another possibility


According to the state’s Community, Trade and Economic Development department (CTED), buildable lands are, \"All vacant, partially-used, and under-utilized parcels that are: (a) designated for commercial, industrial, or residential use; (b) not intended for public use; and (c) not constrained by critical areas in a way that limits development potential and makes new construction on a parcel unfeasible.\" CTED goes on to define these parcels:

I think \'developable land\' englobes the idea of \'open spaces\', which includes parks etc. But perhaps it would be an idea to combine the two and say \'developable land and open/public spaces\'??? A bit convoluted, but then, maybe there just isn\'t a one-word equivalent!

Maybe I am wrong, but that\'s what it appears to me.



Some 28 hectares –or 23 per cent plus of the ***developable land*** of Docklands - will be allocated to ***open space*** in Docklands, and the waterways of Victoria Harbour, and the Yarra will be regenerated as a major focus for recreation, events and water activities.

The centrepiece of the Docklands open space network will be Docklands Park and Grand Plaza which together comprise over 5 hectares of ***public space*** in the heart of Docklands.

Other key public open spaces in Docklands include:

* over 7 kilometres of promenade averaging mostly 30 metres in width;

* restoration of the east bank of Moonee Ponds Creek to create a green park along the creek edge;

* Point Park at Yarra’s Edge; and,

* local parks and plazas in each precinct.

The strategy is a joint initiative of the Docklands Authority and the City of Melbourne.

Land cover

This may be a term that covers both buildable land and parks etc.

Please check the reference below for more information:


Developed land : A combination of land cover/use categories, Urban and built-up areas, and Rural Transportation Land.
Small built-up areas : A land cover/use category consisting of developed land units of 0.25 to 10 acres, meeting the definition of \"Urban and Built-up Areas\" (see definition). [NRI-97]
Urban and built-up areas : A Land Cover/Use category consisting of residential, industrial, commercial, and institutional land; construction sites; public administrative sites; railroad yards; cemeteries; airports; golf courses; sanitary landfills; sewage treatment plants; water control structures and spillways; other land used for such purposes; small parks (less than 10 acres) within urban and built-up areas; and highways, railroads, and other transportation facilities if they are surrounded by urban areas. Also included are tracts of less than 10 acres that do not meet the above definition but are completely surrounded by Urban and Built-up land. Two size categories are recognized in the NRI: (i) areas 0.25 to 10 acres, and (ii) areas greater than 10 acres. [NRI-97]

Before going on with my own work :-), I must finish obsessing about this term - it has really got my brain going!

After reading the reference I gave you for land cover/use above, I am now pretty convinced that \"urban and built-up areas\" would cover the term \'sostres\' - well, it does cover \'parks of less than 10 acres\', if that is what the term \'sostres\' implies.

I am sorry for rambling on like this - back to my own work now:-))

Land cover/use : A term that includes categories of land cover and categories of land use. Land cover is the vegetation or other kind of material that covers the land surface. Land use is the purpose of human activity on the land; it is usually but not always related to the land cover. The NRI uses the term (land cover/use) to identify the categories that account for all the surface area in the United States [BS-1982; NRI-97]

wouldn't plot cover it?

Certainly when you buy property in Britain the total ground area available is referred to as the plot (or plot of land).

footprint [with qualifications]

That is, the surface area occupied by the plane of the first floor of the building, regardless (as suggested above) of the height of the building.

This term is also used in the computer industry, with reference to the amount of desk space a piece of hardware (usually a monitor or printer) occupies.

I'm not suggesting this as a literal term ("footprints and uses of footprints" would be awful), but rather as a pointer toward language that might be useful elsewhere in the project...
