: I always cringe when I see "public deed", the reason being is that "deed" is not a synonym for "escritura" except in the sole case when it is a Real Estate Deed. And yet the error continues multiplying. Am I right or wrong? Wrong subject...

No sir, I am speaking of RECORDING which is the case here. A notarized instrument is not necessarily a recorded instrument.
