German term or phrase: Einbauten (vs Installation)
Is there a translation for Einbauten that would distinguish it from "installation" - apart from one being plural and the other singular?

fittings and fixtures
Explanation:
You might want to put in "permanent" fittings and fixtures, since I think they are referring to installations that can't be removed, like light fittings or built-in closets, bookshelves etc.....

fitted furniture

Explanation:
While accepting that tenant improvements is correct, that would cover all the items not just the Einbauten

Fixtures and fittings (Installations)

Explanation:
Basically, the tenant is prevented from undertaking changes to:

1) The physical building (e.g. walls floors etc.) = Umbauten;

2) The fixtures and fittings (e.g. built-in wardrobes, door handles, bathroom towel rails, fitted soap dispensers, kitchen cabinets etc.) = Einbauten; and

3) Installations (e.g. plumbing, central heating, electrical installations) = Installationen.

So for Einbauten and Installations you could say fixtures and fittings and installations.
