Seniorhus - is this a word for an old people's home without encompassing any other aspects of its residents, e.g. disabled, infirm, which would require a different sort of residence?

See the first link for an article describing a new "seniorhus" in Malmö. As you will see, it is essentially an apartment (flat) block designed for senior citizens who live independently. My mother-in-law lives in an identical arrangement over here, where it's called "senior housing". See the second link for the example sentence.
