Seniorhus - is this a word for an old people's home without encompassing any other aspects of its residents, e.g. disabled, infirm, which would require a different sort of residence?

See the first link for an article describing a new "seniorhus" in Malmö. As you will see, it is essentially an apartment (flat) block designed for senior citizens who live independently. My mother-in-law lives in an identical arrangement over here, where it's called "senior housing". See the second link for the example sentence.

We use all of these expressions depending on the services offered. I think in general, if nursing care is required we call them care homes. I can only suggest you search for the above categories and see which matches your seniorhus best.
