It is used to denote the "seal" that is required on deeds. In most states, deeds must be signed (by the grantor), sealed (stamped with seal), and delivered (presented to the grantee or to the court of recording). Back in history, property ownership was limited to the very wealthy people, who had their own seals. Since the democratization of land ownership, the requirement for individuals is to just have the word "seal" or the abbreviation "L.S." along with the signature. Corporations are required to use an actual seal along with a certain number of signatures of corporate officers (Pres, VP, CEO, etc).
