This term appears in a contract in a clause concerning a "master lease agreement" in which reference is made to the possibility of the subject property being exchanged in kind for something else. What would be a good translation of this term, which I take to mean the item for which the property is being exchanged.

If it is in a contract, what came to my mind is "consideration" as you see in definition 7 in the link. My guess is that 価物 is a translation of this consideration, although I think it is more typically translated to 対価. If it is an item, maybe "item in consideration of ..."

Hi:) Although it is difficult for me to translate having no context at hand, I would say "equivalent" or "like", i.e. as far as I understand the property will be exchanged against something equivalent in terms of value or whatever...
