I know this term has come up before but I was wondering how best to render it in this context. Thanks!

My suggestion (more a hunch really)..
I think misappropriation is more general and therefore more suitable to your context. something like "the Lessee shall be held responsible towards the Lessor for the misappropriation of (or failure to return) the latter's property" as your text seems to refer to the failure to return property on lease.
To me, misappropriation can be used more generally whereas embezzlement is more specific- wikipedia defines it as "the fraudulent conversion of property from a property owner...the embezzler must have had the right to possess the item, and used that position of trust to convert the property". As there is no actual conversion of property here I'd say misappropriation might be better
