I don't think you will find a specific rendering of the Italian legal concept "promessa del fatto terzo" (perhaps one of our colleagues will prove me wrong), so I think you may simply wish to paraphrase what it means in this context, namely that the sublessor will be responsible for the actions of the sublessee (for damages, nonpayment of rent and so forth).

BTW, the relevant article of the CC reads:

Art. 1381 Promessa dell'obbligazione o del fatto del terzo
Colui che ha promesso l'obbligazione o il fatto di un terzo è tenuto a indennizzare l'altro contraente, se il terzo rifiuta di obbligarsi o non compie il fatto promesso.
